Windows and doors in Bearsden

A railway suburb that kept on growing

Bearsden took its name from the station that opened in 1863, and Glasgow merchants soon filled the streets around it with large sandstone villas. The Westerton garden suburb followed around 1913. Later in the century came bungalow estates, and then Baljaffray and Castlehill from the 1970s onwards. Most homes in G61 are detached or semi-detached, so the right window depends a great deal on the age of the house.

What Bearsden homes usually need

On the Victorian villas, the brief is usually to keep the character and lose the maintenance. That tends to mean sash and case style or flush sash windows in a heritage colour, with astragal bars that match the originals.

The interwar bungalows and semis are a different job. Many still have double glazing fitted decades ago, so frames have yellowed and seals have failed. A full replacement with a new composite front door brings the whole frontage up to date in one visit.

  • Victorian and Edwardian villas: sash and case style or flush sash windows in a heritage colour; check listing first.
  • Interwar bungalows and semis: casement or bay window replacement in uPVC, with a composite front door to match.
  • Westerton cottages: windows that respect the original pattern of the garden suburb; conservation area rules apply.
  • 1970s and later family homes: bifold or sliding patio doors for kitchen extensions onto the garden.

Planning and conservation

Replacing windows in a Bearsden conservation area

East Dunbartonshire Council has designated conservation areas in Bearsden, including Old Bearsden around the station and Westerton Garden Suburb. If your home is inside one, some changes need the council’s approval first.

Since May 2024, Scottish permitted development rules let you replace windows in a conservation area without a full planning application in many cases:

  • Rear windows, and side windows that don’t face a road, have no design conditions.
  • On the front, or a side facing a road, you need the council’s prior approval if the new windows look different: a different opening method, pane layout, or frame or astragal colour or size.
  • Listed buildings still need listed building consent.
  • The 2024 rule covers windows only. For a new front door in a conservation area, check with the council before ordering.

FAQs

Windows and doors in Bearsden: your questions

Is my Bearsden house in a conservation area?

Possibly. Old Bearsden and Westerton Garden Suburb are both conservation areas, so check your address on East Dunbartonshire Council’s Local Development Plan proposals map. If you are inside one, front windows that change appearance need prior approval, and doors are not covered by the 2024 window rules.

Can I replace the windows on my villa without planning permission?

Outside a conservation area, and if the house isn’t listed, replacing existing windows is normally permitted development in Scotland. Some of the older Bearsden villas are listed, however, so check before ordering. We’ll talk you through it at the survey.

How far is your showroom from Bearsden?

About 6 miles. Our Glasgow showroom is at 34 Houston Street, Kinning Park, G5 8RS, roughly 20 minutes off-peak via the Clyde Tunnel. No appointment needed.
