One of Scotland’s oldest burghs, and every kind of house
Rutherglen’s town centre is a network of Victorian tenements: grey sandstone before about 1900, red after. Around it sit 1920s cottage flats in Gallowflat, 1930s bungalows, the 1910s “quartered villas” of Rosslyn and Dryburgh Avenues, and post-war housing at Blairbeth, Cathkin, Eastfield, Fernhill, Spittal and Springhall. That makes Rutherglen two markets in one, and we fit for both.
What Rutherglen homes usually need
Tenement flats near Main Street need windows that respect the building and the conservation area, and a close door that the owners agree on together. Away from the centre, bungalows, cottage flats and post-war houses suit a straightforward upgrade: efficient uPVC windows and a secure composite door.
Cottage flats often share a front path or entrance, so we check what is yours to replace and what is shared before we quote.
- Town-centre tenements: sash-style windows, subject to conservation area rules.
- Cottage flats and quartered villas: casement or tilt and turn windows and a composite door for your own entrance.
- Bungalows and 1930s homes: uPVC windows throughout, with a new bay where needed.
- Post-war houses: a full window and door package in white or colour.

South Lanarkshire Council designated the Rutherglen Conservation Area on 1 February 2008. It covers Main Street, King Street to the north, the historic areas to the south and the lanes in between. The council’s appraisal sets a general presumption against removing original timber sash and case windows and doors, says replacements should match the originals, and states that uPVC windows are not acceptable in the conservation area. The Farme Cross terrace cottages have their own conservation area.
Scottish rules for windows in conservation areas changed in May 2024, so check how the appraisal applies to your building now:
- Rear windows, and side windows that don’t face a road, have no design conditions.
- On the front, or a side facing a road, you need the council’s prior approval if the new windows look different: a different opening method, pane layout, or frame or astragal colour or size.
- Listed buildings still need listed building consent.
- The 2024 rule covers windows only. For a new front or close door in a conservation area, check with the council before ordering.

Windows and doors in Rutherglen: your questions
I own a tenement flat on or near Main Street. Can I fit uPVC windows?
Possibly not. The Rutherglen Conservation Area appraisal says uPVC windows are not acceptable there and favours keeping or matching original timber sash and case windows. The national rules changed in 2024, so check with South Lanarkshire Council before ordering. We can advise on suitable options.
My house is in Burnside or Stonelaw. Do the same rules apply?
The conservation area covers the town centre around Main Street, King Street and the nearby lanes. Most streets outside it are not covered, but confirm your address with the council.
How far is the showroom from Rutherglen?
About 5 miles, roughly 10 to 15 minutes off-peak via the M74, to 34 Houston Street, Kinning Park, G5 8RS.
Can you replace the door on a cottage flat?
Yes, where the entrance is yours. If a door or path is shared, it needs agreement between the owners, and we’ll check at the survey.
