A 1930s suburb, with a few grand exceptions
Much of Giffnock was built in a single decade. Around 3,000 homes went up between 1930 and 1940, which is why so many streets share the same semi-detached and terraced houses with bay windows and a front door set back in a porch. South of the station the story changes: larger detached sandstone villas, many of them listed. We fit both, and the right window for each is rarely the same.
What Giffnock homes usually need
Many of Giffnock’s 1930s houses are still on double glazing fitted decades ago. Frames yellow, seals fail and bays can start to drop. A full bay replacement with a welded, continuous cill puts the proportions back and stops the draughts in one visit.
On the villas, the brief is different: keep the character, lose the maintenance. That usually means a flush sash or sash-style window in a heritage colour, with astragal bars that match the originals.
- 1930s bay-fronted semis: full bay replacement in uPVC, often in white or cream, with a new composite front door to match.
- Terraced and cottage-style houses: casement or flush sash windows and a composite door with a traditional glazed top.
- Detached sandstone villas: flush sash or sash and case style windows in a heritage colour; check listing first.
- Rear extensions: bifold or sliding patio doors onto the garden.

Four upgrades that suit Giffnock homes

Bay window replacement
Three or five-pane bays on 1930s semis, measured and welded as one unit with a continuous cill, so the bay sits square and seals properly.

Bifold doors in Glasgow →Replacing windows in a Giffnock conservation area
East Renfrewshire Council has designated a Giffnock Conservation Area, and parts of Ayr Road fall within the Lower Whitecraigs Conservation Area. If your home is inside one, some changes need the council’s approval first.
Since May 2024, Scottish permitted development rules let you replace windows in a conservation area without a full planning application in many cases:
- Rear windows, and side windows that don’t face a road, have no design conditions.
- On the front, or a side facing a road, you need the council’s prior approval if the new windows look different: a different opening method, pane layout, or frame or astragal colour or size.
- Listed buildings still need listed building consent.
- The 2024 rule covers windows only. For a new front door in a conservation area, check with the council before ordering.

Windows and doors in Giffnock: your questions
Is my Giffnock house in a conservation area?
Possibly. Giffnock has its own conservation area, and parts of Ayr Road sit in the Lower Whitecraigs Conservation Area. Check your address on East Renfrewshire Council’s conservation area maps. If you are inside one, front windows that change appearance need prior approval, and doors are not covered by the 2024 window rules.
Can I replace the bay windows on my 1930s semi without planning permission?
Outside a conservation area, and if the house isn’t listed, replacing existing windows is normally permitted development in Scotland. If you want to change the design significantly, check with the council first. We’ll talk you through it at the survey.
