Flush sash windows are the fastest-growing style we fit, and it’s easy to see why. They give 1920s and 30s semis, cottages, farmhouses and Victorian villas the window they were built with, without the painting, rot and draughts of timber. They’re just as popular on new builds and extensions where a cleaner, more considered look is wanted. Fitted by our own installers across Glasgow, Stirling and Scotland.

Flush sashes, slim frames and a choice of sculptured or square glazing beads. In a woodgrain or heritage colour, it’s very hard to tell from a painted timber window.

The flush sash range we fit
We fit VEKA flush windows, and there are two routes depending on the look you want:
VEKA flush sash, including Halo Rustique: the established flush casement, with a traditional sculptured profile. The Halo Rustique version has a softer, more rounded, more “joinery” feel and suits older properties particularly well.
VEKA OMNIA (coming soon): the newest suite, arriving in our range shortly. It’s double-flush, so the sash sits flush inside as well as outside, and the window looks right from the room too, not just the street. It’s also available with a fine-textured foil that gives an aluminium look at uPVC prices.

Colours and finishes
Flush sash windows are usually chosen in colour rather than plain white. These are the most popular choices, and the showroom has samples of each.
Cill options
The cill is the shelf the window sits on outside, and it changes the look of the whole elevation more than most people expect. We offer three.
Stub cill
The slimmest option. Used where the original stone or concrete cill is staying and the window simply sits on top of it, or where you want the frame to look as minimal as possible.
Standard cill
The everyday choice for most Scottish homes. Enough projection to throw rain clear of the wall, with a clean, proportionate look.
Large cill
A deep cill for a stronger, more traditional line. Suits older properties, deep reveals and anywhere the window needs to stand out from the wall.
Drawn to scale: the dashed outlines show the other two sizes. On bays and runs of windows we weld the cill for one continuous line with no joins. The team will show you all three in the showroom.

A-rated double glazing comes as standard. Add any of these to suit the room, the road outside or building regulations.

What do flush sash windows cost in Scotland?
Flush sash windows cost a little more than standard casements because of the profile and the extra detailing, but they’re substantially cheaper than timber, and there’s no repainting bill every few years.

What’s the difference between flush sash and standard casement windows?
On a standard casement the sash sits proud of the frame; on a flush sash it sits level. Both open the same way and perform the same. Flush sash simply looks more like a traditional timber window, and costs a little more.
Flush sash or sliding sash, which do I need?
If your house has windows that slide up and down, see our sash and case windows. If they’re hinged and open outwards, flush sash is the modern equivalent. Many Glasgow and Stirling homes from the 1920s onwards have timber casements, not sliders.
Are flush sash windows accepted in conservation areas?
Often, yes. They’re the uPVC style most likely to be accepted because they replicate the original timber profile. Rules vary by council and by street, so check first. We can advise.
Do flush sash windows look like timber?
In a woodgrain foil or a heritage colour, with sculptured beads and the right hardware, yes. The showroom is the place to judge for yourself.
Can you reduce traffic noise?
Yes. Standard double glazing typically cuts outside noise by 30–35 dB. Acoustic glazing typically achieves 40–45 dB, and because every 10 dB is roughly a halving of perceived noise, that’s the difference between hearing every passing car and barely noticing the road. If noise is your main concern, we’d suggest leaving trickle vents off those windows.
Why do windows get condensation, and will new windows stop it?
Condensation forms when warm, moist indoor air meets a cold surface. New A-rated windows are much warmer on the inside so it drops dramatically, but because they’re also far more airtight, moisture that used to leak out now stays in the house. Ventilation fixes it: trickle vents, extractor fans and airing rooms briefly each day. Condensation on the outside of new glass on a cold morning is a good sign; between the panes means a failed sealed unit, which is covered by guarantee.
