Post-war family homes, with Victorian roots
Bishopbriggs grew in stages. Victorian villas went up west of Kirkintilloch Road and Springfield Road from the 1850s. Between the wars came the art deco “Garden Suburb” on the old Kenmure Estate. Then, in the 1950s and 60s, large private estates were built on the Balmuildy, Cadder and Woodhill farmlands, and those houses make up most of the town today.
What Bishopbriggs homes usually need
The post-war semis and detached houses of Woodhill, Cadder and Kenmure are ideal for a full window and door upgrade. Many are on older double glazing, and a matched set of new windows, a composite front door and patio or bifold doors to the garden transforms both the look and the warmth of the house.
The villa streets need more care, with sash-style or flush sash windows and a check on conservation area status before anything is ordered.
- 1950s and 60s estates: uPVC windows throughout, in white or anthracite grey.
- Victorian villas: flush sash or sash-style windows in a heritage colour.
- Front doors: a composite door with high-security locking.
- Garden and extensions: sliding patio or bifold doors.

East Dunbartonshire Council has two conservation areas in the town, both covering late Victorian and early 20th-century villas: Coltpark Avenue/Stuart Drive and Kirkintilloch Road/Balmuildy Road. Cadder Conservation Area covers the Cawder House estate and Cadder village, north of the town. The council has also proposed merging and extending the town’s two areas. Most post-war estates are outside them.
Scottish rules for windows in conservation areas changed in May 2024:
- Rear windows, and side windows that don’t face a road, have no design conditions.
- On the front, or a side facing a road, you need the council’s prior approval if the new windows look different: a different opening method, pane layout, or frame or astragal colour or size.
- Listed buildings still need listed building consent.
- The 2024 rule covers windows only. For a new front or close door in a conservation area, check with the council before ordering.

Possibly. East Dunbartonshire has conservation areas at Kirkintilloch Road/Balmuildy Road and Coltpark Avenue/Stuart Drive, and has proposed extending them. Check with the council before replacing windows or doors. We can advise.
My house is a 1950s or 60s semi in Woodhill or Cadder. Is it covered?
Most post-war estates are outside the conservation areas. The exception is Cadder village, which has its own. Confirm your address with the council if you are unsure.
