Flush Sash Windows Glasgow: The Timber Look, for the City’s Semis and Villas
Glasgow’s inter-war suburbs, Knightswood, Jordanhill, Newlands, Giffnock, Bearsden, King’s Park, were built with timber casements that sit flush with the frame. A standard uPVC window, with its sash proud of the frame, never quite looks right on them. A flush sash window does.

We fit VEKA flush sash windows: the sash sits level with the frame like the original timber, in heritage colours and woodgrain foils, with A-rated glazing and none of the painting. From £650 per window fully fitted including VAT, installed by our own team, and on display at Kinning Park next to a standard casement so you can see the difference.
Built for Glasgow homes
1930s semis and bungalows. The natural replacement for original timber casements, in cream, Chartwell green, agate grey or a woodgrain foil.
Victorian and Edwardian villas. Pollokshields, Bearsden, Milngavie, Newlands: where the originals were hinged rather than sliding, flush sash keeps the proportions. Where they slid, see sash and case windows in Glasgow.
Conservation areas. Flush sash is the uPVC style most often accepted in Glasgow’s conservation areas, because it replicates the timber profile. Rules vary by street; we’ll advise before you apply.
Extensions and new builds. A cleaner, more considered look than a standard casement, and the OMNIA double-flush suite is coming soon.
Main-road homes. Acoustic glazing available: typically 40 to 45 dB against 30 to 35 for standard glazing.

Your questions answered
Flush sash or standard casement?
Same performance, same locking. The flush sash simply looks like a traditional timber window, with the sash level with the frame. See both side by side at Kinning Park.
Will it be accepted in a conservation area?
Often, yes; it’s the style most likely to be accepted. Glasgow City Council decides street by street. We’ll advise first.
Do flush sash windows look like timber?
In a woodgrain foil or a heritage colour with sculptured beads and heritage handles, from the street, yes.
Why do windows get condensation, and will new windows stop it?
Condensation forms when warm, moist indoor air meets a cold surface. New A-rated windows are much warmer on the inside so it drops dramatically, but because they’re also far more airtight, moisture that used to leak out now stays in the house. Ventilation fixes it: trickle vents, extractor fans and airing rooms briefly each day. Condensation on the outside of new glass on a cold morning is a good sign; between the panes means a failed sealed unit, which is covered by guarantee.
Do you cover outside Glasgow?
Yes. Greater Glasgow, and across Scotland by arrangement.
