A city of tenements, villas and everything in between
Glasgow’s housing is some of the most varied in the country. The West End has blond and red sandstone tenements, terraces and villas in Hillhead, Hyndland, Dowanhill and Kelvinside. The Southside has the planned villas and tenements of Pollokshields, Shawlands and Strathbungo. The post-war schemes of Castlemilk, Pollok, Drumchapel and Easterhouse added tenement blocks, terraces and towers. Each needs a different window.
The right window for Glasgow homes
Tenement flats are shared buildings, so the street elevation matters, and traditional sash and case windows dominate the Victorian stock. Villas suit heritage styles and colours. Post-war houses and flats are usually a straightforward replacement in uPVC with a composite door.
We survey every home before recommending anything, and quote one fixed price for the whole job.
- Tenement flats: sash-style or tilt and turn windows matched to the building.
- Villas and terraces: flush sash or sash-style windows, and a composite door.
- Post-war homes: uPVC windows and doors in white or colour.
- Extensions: bifold, patio or French doors.

Bifold doors in Glasgow →Replacing windows in a Glasgow conservation area or listed building
Glasgow City Council explains how the 2024 national rules apply in the city. In a conservation area, on an unlisted building, rear and side windows that don’t face a road need no permission. On the front, permission is not needed if the new window matches the existing one in how it opens, the number, orientation and colour of panes, and the size and colour of the frame. Otherwise, a prior approval application is needed.
For listed buildings, listed building consent is required, and the council states that uPVC is not considered an acceptable frame material. The council also notes that older Article 4 Directions are not automatically reinstated.
- Check your address on the council’s online conservation area and listed building map.
- Tenement owners should also check their title deeds, which can set rules on window style.
- The 2024 rule covers windows only. For doors in a conservation area, check with the council first.

Windows and doors in Glasgow: your questions
I live in a tenement flat in a Glasgow conservation area. Can I replace my front windows with uPVC?
Glasgow City Council allows replacement without an application if the new windows match the existing ones in opening method, pane layout, and frame size and colour; otherwise prior approval is needed. Rear windows not facing a road are exempt. For a listed building, uPVC is not accepted. We can advise before you order.
How do I know if my property is in a conservation area or listed?
Glasgow City Council has an online map you can check before you apply. We’re happy to check it with you at the survey.
