Flush Sash Windows Stirling: The Timber Look, for Cottages, Farmhouses and Villas

Stone cottages in Kippen and Gargunnock, farmhouses on the Carse, villas in Bridge of Allan and Dunblane, the Old Town under the castle: Stirlingshire is full of homes where a standard uPVC window looks wrong and a timber window costs a fortune to keep painted.

Flush sash is the answer. The sash sits level with the frame exactly as timber does, in heritage colours and woodgrain foils, with A-rated double or triple glazing behind it. From £650 per window fully fitted including VAT, installed by our own team, and on display at Springkerse next to a standard casement.

Built for Stirling homes

Cottages and farmhouses. Kippen, Gargunnock, Fintry, Doune, Callander, the Carse: flush sash in cream, sage or a woodgrain foil, with astragal bars to match the original pattern, and triple glazing for the weather.

Victorian villas. King’s Park, Bridge of Allan, Dunblane: where the originals were hinged. Where they slid up and down, see sash and case windows in Stirling.

Conservation areas and the Old Town. Flush sash is the uPVC style most likely to be accepted by Stirling Council because it replicates the timber profile. We’ll advise before you apply.

New builds designed to look traditional. Plenty in Bridge of Allan, Dunblane and Killearn; flush sash suits them far better than a standard casement.

Exposed sites. Triple glazing for £90 extra per window; the frames carry it easily.

FAQs

Your questions answered

Flush sash or standard casement?

Same performance, same locking. The flush sash simply looks like a traditional timber window, with the sash level with the frame. See both side by side at Springkerse.

Will it be accepted in a conservation area?

Often, yes; it’s the uPVC style most likely to be accepted by Stirling Council because it replicates the timber profile. We’ll advise before you apply.

Is triple glazing worth it on an exposed site?

Usually, yes. Cottages and farmhouses on the Carse or around Callander lose far more heat through glass than a sheltered town house. It’s £90 extra per window, and we’ll quote double and triple side by side.

Why do windows get condensation, and will new windows stop it?

Condensation forms when warm, moist indoor air meets a cold surface. New A-rated windows are much warmer on the inside so it drops dramatically, but because they’re also far more airtight, moisture that used to leak out now stays in the house. Ventilation fixes it: trickle vents, extractor fans and airing rooms briefly each day. Condensation on the outside of new glass on a cold morning is a good sign; between the panes means a failed sealed unit, which is covered by guarantee.

Do you cover outside Stirling?

Yes. Stirlingshire, Clackmannanshire and the Forth Valley, and across Scotland by arrangement.
