Bay Windows Glasgow: Replaced Properly, Structure Included
Half of Glasgow’s suburban housing has a bay window at the front: the 1930s semis of Knightswood, Cardonald and King’s Park, the Victorian villas of Pollokshields and Bearsden, the box bays of Dennistoun’s tenements. Replacing one badly is how cheap window companies end up with a sagging lintel and a bay roof that leaks.

Bay replacements are a regular job for our Glasgow team. Our own surveyors check whether the bay carries the roof above, our own installers fit reinforced bay poles and jacks sized for the load, every bay gets a welded cill for one continuous line, and we can replace and insulate the bay roof at the same time.
Built for Glasgow homes
1930s semis. Knightswood, Cardonald, Jordanhill, King’s Park, Newlands, Giffnock: three-pane casement or flush sash bays, usually load-bearing, with a small tiled or felted bay roof we can replace.
Victorian villas. Pollokshields, Bearsden, Milngavie, Dowanhill: tall sash and case bays with original proportions; see sash and case windows in Glasgow for the window itself.
Tenement box bays. Dennistoun, Shawlands, Partick: square 90° bays on the front room, often on the upper floors. We work from inside and quote per flat.
Bow windows. Less common in Glasgow but a striking upgrade on a wide flat opening.
Conservation areas. The West End and Southside have rules on bays; we’ll advise before you apply.

Cost in Glasgow
Every bay is bespoke, so we don’t publish a starting price. As a guide, a bay costs more than the sum of its windows because of the poles, jacks, roof work and survey time. Our bay window cost guide has realistic figures.
One fair, fixed price after a free home survey. No countdown discounts, no pressure.

Your questions answered
Does my 1930s bay support the roof?
On most Glasgow semis, yes. Our surveyor checks and specifies reinforced poles and jacks. Never let anyone replace a bay without confirming this.
Can you do a tenement box bay on an upper floor?
Yes; it’s a regular job for us. We work from inside and make good.
Can I change from casement to sash and case in the bay?
Yes, provided the angles and structure allow.
Why do windows get condensation, and will new windows stop it?
Condensation forms when warm, moist indoor air meets a cold surface. New A-rated windows are much warmer on the inside so it drops dramatically, but because they’re also far more airtight, moisture that used to leak out now stays in the house. Ventilation fixes it: trickle vents, extractor fans and airing rooms briefly each day. Condensation on the outside of new glass on a cold morning is a good sign; between the panes means a failed sealed unit, which is covered by guarantee.
Do you cover outside Glasgow?
Yes. Greater Glasgow, and across Scotland by arrangement.
